Homebuyer Assistance for Below Market Rate units
If mixed-income buyers need help with their downpayment or mortgage approval, these programs are available.
Mayor's Office of Housing and Community DevelopmentMOHCD assistance programs
Below Market Rate Downpayment Assistance Loan Program (BMR DALP)
- Downpayment loan as needed, for a homebuyer purchasing a mixed-income unit
- Requires no monthly payment and accrues no interest
- Work with your lender to apply for BMR DALP
Mortgage Credit Certificate Program (MCC)
- Helps homebuyers qualify for a mortgage loan and reduce their effective mortgage interest rate
- Deduct 15% of your mortgage interest from your annual tax debt
- Work with your lender to apply for MCC
Teacher Next Door Program (TND)
- Only for SFUSD educators
- Downpayment loan up to $20,000 on a BMR
- Typically layered on top of other MOHCD loan programs, if additional funding is needed.
- Forgiven after 10 years, if all program requirements are met
- Work with your lender to apply for TND
Non-MOHCD assistance programs
Workforce Initiative Subsidy for Homeownership (WISH) Program
- The Federal Home Loan Bank's Workforce Initiative Subsidy for Homeownership (WISH) Program is a tax benefit program that provides grants to qualified homebuyers at 80% AMI.
- WISH will provide up to $30,806 per household, matching up to $3 for every dollar contributed by the homeowner. This program is possible only through certain banks.
