Freedom West Senior Affordable Housing - GC

The Freedom West Senior Building is located on the southern side of McAllister Street at Laguna Street in the Fillmore neighborhood. The Freedom West Senior Building will be the first phase of the four-block redevelopment. The project densifies the building on a portion of the existing site and will consist of 115 units of 100% affordable senior housing and 1,200 SF of ground-floor retail. The ground floor will also include management offices, resident amenities and services space.  This revitalization will provide 81 one-bedroom units, 33 two-bedroom units and one on-site manager’s unit.

2901-2929 16th St. Rehab - GC, Seismic and Accessibility Upgrades

Project Summary: Rehabilitation of a 63-unit class A building, including seismic, commercial and residential accessibility upgrades per CBC chapter 11B. 2. Scope of Work: Seismic retrofit, commercial ADA upgrades, new roof, windows, façade repointing, electrical service upgrade, new fire alarm system, and 20 units’ renovations.

249 Pennsylvania Design Build RFP

249 Pennsylvania is the site of a proposed affordable family project of at least 120 units, at the corner of Pennsylvania Ave and Mariposa Street and backing up onto I-280. Though the adjacent street is significantly sloped, this is an already excavated site, which is currently sitting vacant. The UMU zoning and 40-x height limit lends itself to residential multifamily development, and using the State Density Bonus, allows for a mid-rise building to maximize unit count. The project team’s goals for the design build approach are to maximize density, streamline schedules, and to control costs. To that end, the Owner will look to the architect and general contractor partners to expedite the entitlement process by complying with streamlining legislation, like SB-25 or AB-2162, and to control costs through efficient design, such as reducing unit types, simplifying the massing, and improving constructability.
